Project Overview

This project involved a complete structural renovation of the basement and main floor of an existing single-family home.

The client’s primary goal was to increase the basement height by two feet to create a more livable space. Achieving this required excavation, underpinning, and new structural framing to ensure long-term strength and compliance with the Ontario Building Code.

The scope included:

  • Excavating the existing basement by 2 feet to increase headroom.

  • Installing bench and conventional underpinning to strengthen foundation walls.

  • Removing existing load-bearing walls and replacing them with engineered steel beams and posts.

  • Reinforcing existing 2 x 8 floor joists to improve load capacity.

  • Adding new footings, beams, and columns to support both basement and main floor renovations.


Engineering Challenges

Basement renovations in older Toronto homes often present a unique set of structural and logistical challenges — and this project was no exception.

  • Limited clearance: The side foundation walls were very close to the neighbouring properties, which required bench-type underpinning instead of standard excavation.

  • Structural stability during excavation: Q Engineering had to develop a staged underpinning plan to maintain foundation integrity throughout the process.

  • Load redistribution: With several existing walls removed on both levels, new beams and columns needed to carry the loads previously supported by those walls.

  • Coordination and safety: Tight workspace and low initial ceiling height made material handling, shoring, and temporary supports more complex.


Q Engineering’s Structural Solutions

To overcome these challenges, Q Engineering applied a mix of precision engineering, strategic planning, and on-site coordination.

1. Safe Basement Excavation and Underpinning

The design included four sequential underpinning stages, ensuring that the existing structure remained stable at all times.

  • Bench underpinning was used along side walls to prevent lateral movement toward neighbouring foundations.

  • Conventional underpinning was applied to the front and rear walls to achieve the full 2-foot depth increase.

2. Structural Reinforcement and Framing

Q Engineering designed a new structural system featuring:

  • Steel beams (W8x24 and W8x15) for primary load transfer.

  • Round HSS steel columns on reinforced concrete footings to distribute loads evenly.

  • Reinforcement of existing 2 x 8 floor joists by doubling them to two-ply members @ 16″ o/c, improving stiffness and performance.

3. Compliance and Quality Assurance

All designs were carried out in accordance with the Ontario Building Code (OBC) and CSA structural standards. Field reviews and construction support ensured that the underpinning, framing, and concrete work adhered to both safety and quality expectations.
