Q Engineering is transforming an outdated single-family home into a modern multiplex residential development. This project introduces 4–5 residential units including a garden suite, blending architectural innovation with sustainability and functionality. The design maximizes land use, adds much-needed housing, and creates a building ready to serve families for decades.

Site Visit – The Before Condition

The original property included:

  • A dated basement with aging finishes

  • Outdated mechanical and ventilation systems

  • A traditional brick exterior with a detached garage

  • Inefficient layouts unsuitable for multi-unit living

Our team performed site visits, measured existing conditions, and reviewed zoning requirements. These steps were essential to begin planning a successful modern multiplex residential development.
